As part of International Women’s Week, we’re continuing our spotlight of our chosen charity this year, Empowering Kids in Kenya, which is supporting The Bombolulu Educational Centre in Mombasa, Kenya.  Nancy, the school manager, shared with us her experiences and challenges women and girls in her school face – and the powerful impact of education, advocacy and empowerment. 

Happy International Women's Day to all women and girls! I’m Nancy, the school manager. I am so happy to be speaking about women and girls (US). Growing up in Africa I learned many stark realities around gender. When I was a young girl, I could see it– boys were prioritised in education which eventually landed them good jobs and great opportunities while most girls were forced to drop-out of primary schools. We lacked supplies of sanitary towels, learning materials and uniforms to name a few, which meant they were not supported after primary school or to join secondary school. Because of poverty, many girls had early pregnancies and marriages to older men in exchange for dowry for their families. The tough transition for young mothers often leads to gender-based violence. African culture dictates that women must stay in the marriage no matter the challenges. The sad reality is that these women suffer depression, they are physically abused, and some commit suicide while others live a life of hopelessness. 

I’m glad to say that with time, girls have learned to fight for what is right. We’ve started pushing for equal chances for education which has not been easy as it's often perceived as a threat to men. Now, many girls have gone to school, have good jobs and are leading in many sectors including government positions. We have women who are advocating for fellow women, girls and children, but we still have a long way to go. Many girls and women in many parts of our county today are still undergoing GBV, femicide, discrimination and much more. We say no to any form of abuse to our women, girls and children. At The Bombolulu Educational Centre we are raising a generation of powerful, resilient and brave girls! We teach them that each one of us is a jewel and nobody should demean them. They all have equal opportunities to education through our sponsorship program, and if they work hard and get good grades, they will achieve their boldest dreams!

In this community today, we have many girls who dropped out of school due to poverty and retrogressive cultural practices. A huge number of these young women have no basic education, which makes life difficult for them and creates a need for empowerment. We want to give hope to these women and girls by giving them training on tailoring, plaiting, computer literacy, entrepreneurship and many more employability skills.                                                                               

Also, access to quality healthcare services are a major challenge in this community due to the high level of poverty, which leads women and young girls to give birth at home, causing complications to both mothers and their children. Drug addiction, stress and depression are rising and there's a need to set up a healthcare facility to deal with these challenges for a better future. All these require resources, it's our appeal to you all to join us on our mission to make The Bombolulu Educational Centre great by uplifting our children, women, our young girls and boys, the youth and men altogether. Women are the pillars of our society! Happy International Women's Day.

A spotlight on the Bombolulu Educational Centre: Empowering girls in Kenya through education

To celebrate International Women’s Week 2025, we’re highlighting DTRE’s chosen charity of the year, Empowering Kids In Kenya which supports a school project in Mombasa, called the Bombolulu Education Centre. This initiative provides free secondary education and a safe space for at-risk girls, helping to create a brighter future for the community.

As a trustee, Paul Graham has been working closely with the charity to expand opportunities for these students. In conversation with Claudia Harley, he shares his experiences supporting the charity’s mission. Having already grown a local primary school from 30 to 300 students, the charity is now focused on helping its graduates continue into secondary education.

This work is about more than education—it’s about long-term change, empowering students, particularly girls, to take control of their futures.

The charity provides free education, a safe environment, and life changing opportunities for secondary-age children in Bombolulu, Kenya. The school selects those who have a strong desire to learn but face financial and structural barriers to education. Without access to schooling many are exposed to harmful circumstances. The charity wants to educate and empower them to raise their community. 

Previously, the charity helped a local primary school grow from 30 to 300 students. Now self-sustaining, its graduates need access to secondary education– their next mission.

How did you first get involved with the project - School project in Bombolulu, Mombasa, Kenya?

Our inspirational founder, Sally Searle, was receiving the “Outstanding Individual Award” at an international DHL conference for her involvement with the school project in Bombolulu, Mombasa, Kenya. I felt compelled to say “hello”. We shared the same beliefs and passion which led me to becoming a trustee for the school. 

What does your role or involvement with the charity entail?

Working with my fellow trustees to deliver the best possible education for as many as possible. We try to protect the vulnerable and at-risk children and promote gender equality  in all that we do and provide an example for the local community.

What inspired you to dedicate your time to this cause?

Sally inspired me to believe when we first met that it is possible to make a difference. We live privileged lives. Most children in Kenya, particularly girls, do not. Supporting those facing the greatest barriers are at the heart of all we do.

Can you share a particularly meaningful or memorable experience you've had with the school?

We now have a “Safe House” for the most vulnerable girls. Gender based violence and abuse is far too prevalent. I just wish we could provide more spaces. 

How do you think initiatives like this impact the community and the students?

Women and girls in Kenya get a raw deal. We are constantly looking into how we can make inroads into the “gender chasm”, by setting an example to the local community. The ethos of the school is about equal standing for girls and developing their potential to become strong and confident young women. This also includes changing the learned behaviour and attitudes of our boys towards girls. 50% of our staff are female and we operate a strict equal pay policy. 

Have you faced any challenges in your involvement, and how have you overcome them?

The list is endless. Supporting traumatised children. Cultural bias. Financial and regulatory. Buying land and building a school in Kenya is far from straightforward. We face all our challenges head-on as a team.

What lessons have you learned through your work with the charity?

Humility. The most vulnerable and disadvantaged can flourish with the right support. It is possible to make a difference. Many of the children, both boys and girls, have experienced gender-based violence, and their resilience is inspiring. Their determination to improve academically alongside the dedication of the staff has been a powerful reminder of the potential these children have.

How can others get involved or support the project?

Any financial support however large or small is gratefully received. If anyone is interested in providing regular support, a £20 monthly donation sponsors a child’s education, uniform, food and books. Sponsoring an at-risk girl in the safe-house and providing full-time care takes £40 a month. 

Immediate one-off financial support is required for specific investments in infrastructure and equipment. It is essential we install PV on the roof for reliable power, which is also good for the environment. We always need other equipment such as laptops etc. Sally specifically requested I mention the urgent need for period pants. Again, good for the environment.

We always welcome support from volunteers with different skill sets and backgrounds. You can visit our school and get involved. Alternatively, remote online sessions on wide-ranging topics with our kids greatly broadens horizons. Help wherever you can.

Why is it important to you to give back in this way?

It just is! There is so much more work to do.

What advice would you give to someone looking to get involved in charitable projects like this?

Don’t think too much and just do it. You will be personally enriched and rewarded many times over.

Supporting education in Bombolulu, Kenya

DTRE has today announced the appointment of Matt Styles as Senior Surveyor within the Industrial & Logistics Leasing team, based in Manchester and covering the breadth of the
North West & Yorkshire regions. It’s the latest hire as the business continues to grow its presence in the regions.

Having launched its regional office in 2020, DTRE’s team has since provided expert investment and occupational advisory services to clients including Blackstone, Canmoor, Panattoni, EQT and Tritax. The business has grown to be one of the largest advisers in the North West industrial and logistics market.

To accommodate the growth of DTRE’s Manchester-based team, the business last year opened a new Manchester office at 49 King Street – a site that has enabled the team to continue to expand.

DTRE announces further growth of North West team

Milan is one of Europe’s fastest growing data centre markets, sitting at the crossroads of Europe and the Mediterranean. Today, DTRE has announced that, alongside its Italian partner RIBE and joint adviser Knight Frank, it has been instructed on the city’s latest data centre development land sale – Project Centro.

Located in Milan’s Southern Availability Zone, 15 kilometres south-east of the city centre, the site lies just 2 kilometres from an EU networks fibre route. It also benefits from close proximity to subsea cable landing stations in Genoa and Savona, promising supreme connectivity and low latency.

Two concept schemes from data centre design specialists TTSP estimate a 162MW total IT load, with scope for additional power densification and an expansion of the site. Project Centro also has an approved environmental permit (VIA) and is zoned for industrial use.

The live market in Milan is 90% leased, with no single site today equipped to meet new hyperscale demand and the majority of forecast supply already subject to pre-lets. In a market where a surge in demand has fast outstripped supply, and where access to power is extremely limited, Project Centro has secured a 150MVA power reservation.

DTRE and RIBE instructed on Milan data centre land sale

DTRE has today announced that Amelia Balkwill, Head of Sustainability, will take on an expanded role, supporting DTRE’s growing European capital markets offering.

Already a contributor to European Logistics Forum’s ESG Group, a gathering of sustainability leaders from across the continent, Amelia has developed a significant European client and supplier network, working with the world’s largest logistics operators. 

Last year, Amelia was also seconded to one of the world’s largest industrial real estate investors where she developed an asset management strategy for over 1,100 European assets to futureproof the portfolio against stranding, compliance and physical risks. The project, called the Climate Resilience Analysis, provided individual decarbonisation pathways in support of the business’ wider Net Zero strategy.

Since the launch of Sustainability Consultancy at DTRE, Amelia has brought this experience and data-led approach to grow DTRE’s own offering, integrating sustainability across all the business’ sector teams. This has included research papers such as DTRE’s Sustainability Handbook and events, including a round table attended by sustainability leaders and experts, as well as internal workshops to grow DTRE’s own capabilities.

•	Jim was Co-Founder and Partner of Clifton Agency and will bring in excess of £200m of sales mandates.

•	Charlie Moulton will also join the Alternatives team as Associate Partner from Kimmre.

DTRE has today announced the appointment of Jim Remfry as Co-Head and Charlie Moulton as Associate Partner, marking a significant boost to DTRE’s fast-growing Alternative Capital Markets team. 

In his new role, Jim will work alongside fellow Co-Head Harry Glatman to expand DTRE’s presence in this fast-growing market. They will provide advice across various sectors, including PBSA, co-living and BTR, healthcare, hospitality, retail warehousing and supermarkets.

Jim joins DTRE from Clifton Agency, where he was Co-Founder and Partner, advising UK institutions, property companies and several Local Authorities. He began his surveying career as an Investment Agent with Knight Frank and GVA in the North West, before moving to London to work with retail experts CWM for 10 years as a Partner.

Over the past five years, Jim has worked closely with retained clients across several sectors, successfully managing several high-profile department store redevelopments, strategic land acquisitions and disposals, PRS and BTR projects, and, more recently, projects in the healthcare sector. Jim’s broad experience will complement DTRE’s existing offering in the Alternative Capital Markets team.

Charlie, meanwhile, joins from Kimmre where he advised clients in the hospitality, PBSA and office sectors on the acquisition, disposal and development of properties across the UK. 

Jim and Charlie are the latest additions to DTRE’s fast-growing Alternatives team, which also includes James Cook and Joe Dowley. Spanning the entirety of the UK, the team has already secured in excess of £500m of instructions – which spans over 2,200 beds in the PBSA space and over 1,000 BTR units – with £100m of investments transacted over the past 12 months. Jim will be transferring all of his existing investment mandates to DTRE, with circa £200m of sales forthcoming in the next six months to add to the teams current impressive offering.

They join DTRE following a strong and transformative year for the business. In April, DTRE announced nine new promotions, elevating the next generation of leaders through the appointment of new business heads. Within Alternative Capital Markets, this included the appointment of Harry Glatman as Co-Head and James Cook as Head of Offices.

Problems of oversupply are not an issue in the UK

Matt Smith and Simon Glenn at DTRE respond to Green Street News columnist Oliver Shah’s recent warning that the sharp jump in US lab vacancy rates should give UK developers pause for thought.

Oversupply, rising vacancies and funding challenges: there’s no doubt that the US life sciences real estate market is spluttering. Naturally, given our unhealthy tendency to compare ourselves to the US, some argue that the UK’s own sector should brace for a downturn.

However, though we may be biased, we have reason to believe that a sickly Boston need not raise red flags – the UK has been shaped by very different market dynamics, and possesses unique strengths. The Golden Triangle is positioned to thrive, bolstered by world-class academic institutions, growing demand for healthcare solutions and an industrial growth strategy with life sciences at its heart.

It is true, particularly in key hubs like Boston and San Francisco, that oversupply has driven up vacancy rates and created concerns about the sustainability of demand. This is a consequence of rapid, unchecked investment and expansion in those markets. In typical American fashion, they wanted bigger and better, yesterday.

While some investors also got overexcited about UK life sciences, the market over here operates on different fundamentals, maintaining a more measured approach to growth. After all, Brits to tend to show more reserve.

As in classic development cycles, supply – by virtue of the time taken to build – has lagged demand. And, while there was no doubt a glut during the Covid-19 pandemic, the UK’s planning system, archaic or not, has limited speculative overdevelopment. By filtering planning permissions, only viable projects have progressed, while others have been paused – effectively turning off the tap.

For occupiers, the VC funding challenges seen in the US should also be less of a concern on this side of the pond, where private investment has been matched with successive governments strongly committed to the industry.

Life sciences sits at the heart of Labour’s growth plans, offering many an incentive for companies developing next-gen healthcare solutions. Moreover, despite a year-long clinical trial decline, a new £400m public-private collaboration, VPAG, is set to reinvigorate pharmaceutical testing.

Perhaps most crucially, though, the UK life sciences sector is not solely profit-driven. The NHS is the crown jewel of socialised healthcare: it’s our sacred cow. Life sciences, and its ability to reduce costs through preventative medicines, is a critical part of the government’s mission for an NHS fit for the future. This altruistic foundation – where public health needs outweigh short-term financial gain – fosters a more resilient market, less prone to the boom-and-bust cycles seen in the US.


Life sciences sits at the heart of Labour’s growth plans

A further compelling driver of UK life sciences is demographic shift. In the past 40 years, the number of people in England aged 50 and over has increased 47% to more than 21 million – almost 40% of the population.

It’s not rocket science: this will continue to create unprecedented demand for healthcare services. Many a top doctor has warned of the impact a lack of medical innovation could have on the NHS and society at large.

For example, we can expect a sharp rise in chronic diseases, fuelling demand for pharmaceutical developments, biotechnology and medical research – all of which must be facilitated by physical infrastructure. 


While Boston has MIT and Harvard, the core of the UK’s life sciences market is its unmatched access to multiple top-tier institutions.

When it comes to research and discovery, the Golden Triangle boasts four universities in the global top 10, and 26% of UK graduates come from STEM courses, compared with 19.6% in the U.S. This academic strength sets the Golden Triangle apart from many US markets.These top universities also provide access to funding, both public and private, ensuring that companies in the UK are well capitalised and can grow without facing the liquidity crises seen in the US.

Life sciences, like AI, is here to stay, poised for steady and sustainable growth


Only recently, Nvidia’s share price plunged almost 10%, dragging a basket of chip stocks with it. The drop reflected broader economic caution, not a lack of belief – AI has already been integrated into everyday life, cementing its long-term potential.

The same could be said for life sciences which, like AI, is here to stay, poised for steady and sustainable growth. According to Oxford Economics, the sector outperforms many others, with demand resilient to economic fluctuations. This demand, led by the NHS, is why UK pharmaceutical output is projected to grow by an average of 1.3% annually from 2024 to 2026.

We also can’t forget that lab space is not only critical for life sciences – it’s essential for battery tech, green energy, planetary health, plastic alternatives, and many other cutting-edge industries. These all require specialised spaces to thrive, and will continue to need more of it.

While the US market may be facing challenges, structural weaknesses are not necessarily mirrored in the UK. Our market is built on different dynamics, driven by long-term demand for healthcare solutions, world-class research institutions and strong government support.

Comparing ourselves to our American friends is an easy, but cheap, argument to make. Look more closely and you’ll see it’s a different sport entirely.
